Complete flexibility without losing control
You decide when your property is available, when you would like to stay there yourself and which prices may be offered. You may also block periods for friends and family without paying commission, provided these stays comply with local laws, permits and regulations.
We work exclusively for the agreed property and manage its distribution centrally. This prevents double bookings, conflicting prices and unclear guest communication, while still leaving you free to reserve dates for private use.
Our contracts have a maximum standard notice period of three months. A shorter arrangement can be agreed where appropriate.
REVENUE & TRANSPARENCY
Know exactly what your property earns
We collect all rental income on your behalf and provide a clear breakdown of the accommodation price, platform costs, cleaning charges, commission and final owner payment.
Owner payments are processed weekly and transferred within five working days after we receive the guest payment. Our commission is invoiced from the Netherlands. Where the owner has a valid Austrian VAT number, the reverse-charge mechanism generally applies to our commission invoice.
The owner remains responsible for the correct declaration and payment of VAT and other taxes relating to rental income.
LOCAL HOSTING & OPERATIONS
Personal service from booking to checkout
Our local hosting partner is based in the centre of Kaprun and is available seven days a week. Kaprun guests check in there, receive their keys and Summer Card, and settle tourist tax where applicable. For Zell am See properties, check-in takes place at the accommodation.
The owner contracts and settles directly with the hosting and cleaning agency. We do not add any commission or surcharge. Cleaning is charged separately to the guest, collected by us and paid to the owner together with the rental proceeds. The owner then pays the host directly.
Guests provide a credit-card security deposit. It is released after the property has been checked following cleaning. Guest-caused damage or exceptional cleaning is charged against the deposit, making this cost-neutral for the owner under normal circumstances.

We create and optimise listings across Booking.com, Airbnb and other relevant portals. A professional channel manager synchronises availability and rates across connected channels, reducing the risk of double bookings.
Dynamic pricing is available where desired. It automatically adjusts rates based on season, demand, local events, occupancy, competing offers and the time remaining before arrival.
Our boutique approach gives every property more attention. In practice, occupancy through our management is at least comparable to, and often higher than, that achieved by larger agencies.

1. Which properties do you accept?
We exclusively accept holiday properties located in Kaprun or Zell am See. Restricting our portfolio to these two destinations allows us to offer genuine local knowledge, short response times and a consistently personal service.
2. Do I remain in control of my property?
Yes. You decide when your property is available, when you use it yourself and which rental prices may apply. There are no compulsory rental periods or fixed weeks during which you are not allowed to stay.
3. Can I block dates for myself, friends or family?
Yes. You may block dates for your own use or for friends and family without paying commission, provided the stay complies with applicable local legislation, permits and property conditions. Confirmed guest bookings remain subject to the applicable booking and cancellation terms.
4. Who determines the rental price?
You remain in control of the pricing strategy. We can work with approved fixed rates, advise on seasonal pricing or apply dynamic pricing. Dynamic pricing automatically adjusts rates using demand, seasonality, local events, occupancy, competing offers and the time remaining before arrival.
5. What commission do you charge?
We use one fixed and transparent commission rate for the complete booking-management service. The rate includes all services listed in the agreement. You decide which available services you wish to use, but the agreed commission remains the same.

6. Are there setup fees, monthly charges or hidden costs?
No. We do not charge setup fees or standard fixed monthly management fees. Our remuneration consists solely of the agreed revenue share. External hosting, cleaning, towels and linen are arranged separately and are not marked up by us.
7. Can I see exactly what the guest paid?
Yes. Every owner settlement clearly shows the full booking value, platform costs, cleaning charges, commission, relevant deductions and the final amount paid to you.
8. Who collects the payments and when do I receive my income?
We collect all booking revenue on your behalf. After deducting agreed costs and commission, we transfer the remaining rental income within five working days after receiving the guest payment. Owner payments are processed weekly.
9. How does invoicing and VAT on the commission work?
Our commission invoice is issued from the Netherlands. If you have a valid Austrian VAT number, no Dutch VAT is generally charged because the VAT reverse-charge mechanism applies.
You remain responsible for declaring and paying VAT and other taxes on your rental income. We recommend confirming your individual position with an accountant or tax adviser.
10. How is guest check-in organised?
We work with a professional local host based in the centre of Kaprun. Guests staying in Kaprun check in at this location, where the host arranges personal reception, key handover, Summer Card handover or activation, and tourist-tax settlement where applicable.
For properties in Zell am See, check-in takes place at the accommodation.
11. Who supports the guests and in which languages?
We manage communication before, during and after the stay. Local guest support is available seven days a week in English, German and Arabic. Owner communication is available in Dutch, German and English.
12. How are cleaning, towels and bed linen arranged?
You enter into a separate agreement directly with the local hosting and cleaning agency and pay that agency directly. We are not a contractual party and add no fee or commission.
The agreed cleaning cost is added separately to the guest’s total rental price. We collect it and transfer it to you together with the rental proceeds. You then pay the hosting agency directly.
13. Who determines the cleaning costs?
The hosting and cleaning agency agrees the applicable costs directly with you. The price can depend on the property size, number of rooms, guest capacity, required linen and towels, and any special operational requirements.
14. What happens if a guest causes damage?
Every guest provides a security deposit exclusively through a credit-card reservation. The amount is released after cleaning when the property has been checked and everything is in order.
Guest-caused damage or exceptional cleaning is charged against the deposit. The property is repaired or restored using these funds, making this cost-neutral for the owner under normal circumstances.
15. Who arranges repairs and maintenance?
We coordinate repairs through our local network. You are informed about the problem, proposed solution and expected cost. Except in urgent situations, significant work is not commissioned without your approval. We do not apply excessive or hidden mark-ups to repair costs.
16. Which booking platforms do you use?
We manage properties on Booking.com, Airbnb and other suitable booking portals. A professional channel manager synchronises rates, reservations and availability across connected channels, significantly reducing the risk of double bookings.
17. What does full-service booking management include?
It can include listing creation and optimisation, portal distribution, channel management, pricing, guest communication, payment collection, weekly owner settlements, check-in coordination, guest registration, tourist-tax administration, Summer Card administration, online marketing, reporting and coordination with local service providers.
18. How is the Zell am See-Kaprun Summer Card arranged?
We arrange the required contracts, registration and administration for eligible properties. We strongly recommend offering the Summer Card because it adds significant guest value and can improve booking performance.
The municipality invoices and collects the Summer Card costs directly from you. We add no commission or surcharge.
19. Can you guarantee bookings or rental income?
No responsible agency can guarantee a fixed income. Performance depends on location, quality, pricing, photographs, reviews, seasonality and availability. However, occupancy achieved through our management is at least comparable to, and often higher than, that achieved by larger agencies because our smaller portfolio allows more attention per property.
20. Can I work with another booking agency at the same time?
No. We work exclusively for the property. Exclusive management prevents conflicting rates, double bookings, duplicate listings and unclear guest communication.

21. Can I keep my existing Booking.com or Airbnb account?
Often yes. We first assess the existing accounts, listings, reviews and technical setup. We then agree whether to continue with the existing listing or improve the structure. Ownership and access are documented before cooperation starts.
22. Will guests see the same price on every portal?
Base rates are centrally managed, but the final guest price may vary because platforms can add their own fees, commissions, loyalty discounts or promotions.
23. Do you also generate direct bookings?
Yes. Where appropriate, properties can be promoted through the Alpinresort Kaprun website and other direct channels, reducing dependence on large booking portals.
24. Who registers guests with the municipality?
We arrange the required guest registration with the municipality using the information supplied before or during check-in.
25. Who collects and pays tourist tax?
We arrange the administration, collection and payment of the applicable tourist tax in accordance with the rules for the property.
26. Do you help with permits and local regulations?
We provide practical support and can help with communication with local authorities and specialists. You remain responsible for ensuring the property can legally be used for holiday rental and that all permissions and insurance are in place.
27. Do you provide legal or tax advice?
We share practical experience and can introduce suitable specialists, but we do not replace a lawyer, accountant or tax adviser.
28. How do you market my property?
We optimise titles, descriptions, photography, facilities, rates and availability for booking platforms, search engines, online advertising and AI-driven search. Our professional marketing background comes from Connect73.
29. What standard must my accommodation meet?
We maintain a high quality standard and give honest feedback if improvements or renovation are needed. If changes we consider essential are not made, we may decline the property or terminate the agreement.
30. Must I renovate before joining?
Not necessarily. We first assess the property. Sometimes modest improvements to furniture, lighting, bedding, presentation or photography are enough. Larger changes are only recommended where genuinely necessary.
31. Can I access the booking calendar?
Yes. Depending on the technical setup, you can receive access to an owner environment or regular booking and availability overviews.
32. How often will I receive reports?
Transparent booking and payment information accompanies the weekly settlements. Additional reporting can include occupancy, revenue, average booking value, costs, portal performance and future availability.
33. How long is the management agreement?
We use flexible contracts with a maximum standard notice period of three months. A shorter arrangement may be agreed where appropriate.
34. What happens if the agreement ends?
Confirmed guest bookings remain valid unless another lawful arrangement is made. We agree how remaining reservations, guest communication, listings, payments and account access will be transferred.
35. Do you accept owners of every nationality?
Yes. We welcome owners of all nationalities. Owner communication is available in Dutch, German and English.
36. How quickly can my property go live?
This depends on property condition, photography, available information, permits, registrations and portal verification. Once everything is complete, we aim to launch as efficiently as possible.
37. What information do you need before we start?
We normally require proof of ownership or authorisation, property details, capacity, inventory, permits, insurance information, pricing preferences, private-use dates, bank and invoicing details, VAT information, existing portal accounts and house rules.
